Home Selling Tips

Selling your home will take some work, but will show buyers the full potential of your property, Let’s look at some tips:

  1. The first impression is the only impression - No matter how good the interior of your home looks, buyers will judge your home once they are in front of your door. Usually, you don’t get a second chance, so it’s important to make people feel welcome and safe as they approach the property. Spruce up your home’s exterior with inexpensive shrubs and bright-colored flowers. You can get a 100% return on the money you put into your home’s curb appeal. If you use your entryway for your coat and keys - when you’re selling, remove the coats and make it welcoming by putting them on a small bench, a vase of fresh-cut flowers, or even some cookies.
  2. Always be ready to show
    Your house needs to be "show-ready" at all times – you never know when your buyer will be coming. Be available whenever they want to come to see and it has to be tip-top clean. Clean sink in the kitchen, dishwasher cleaned out. The bathroom was sparkling, with no dust in the corners.  It’s a little inconvenient but will get your home sold.
  3. The kitchen comes first
    You are almost selling your kitchen, not the house, that is how important it is. Remodeling your kitchen does not have to be expensive but will probably get you an 85% return. Replacing countertops may cost only a few thousand, while buyers may knock $10,000 off the asking price if your kitchen looks dated. The fastest, most inexpensive kitchen updates include painting and new cabinet hardware. Use neutral colors and if you have a little money to spend, stainless steel appliances are a big plus.
  4. De-Personalize your property - The more personal stuff in your house, the less potential buyers can imagine themselves living there. Put in storage a third of your stuff. This includes family photos, memorabilia collections, and personal keepsakes. Maybe hire a home stager to stage your furniture to maximize the use of space in your home floor plan.  
  5. Don’t over-upgrade - Quick fixes before selling always pay off. Few makeovers, not so much. You probably won’t get your money back if you do a huge improvement project. Instead, do updates that will pay off and get you top dollar. Like a fresh coat of paint on the walls. Clean the curtains or go buy some inexpensive new ones. Replace door handles, and cabinet hardware, make sure closet doors are on track, fix leaky faucets and clean the grout in bathrooms/kitchen sink.
  6. Pets - Not everybody is a dog- or cat-lover. Buyers don’t want to walk into your home and see a bowl full of dog food, smell the kitty litter box, or pet hair. It will give buyers the impression that your house is not clean. If you’re planning an open house, have the pet stay in a friend's or closed room.
  7. Hire the Right Broker
    Make sure you have a broker who is totally informed of the local market in your area, has access to the MLS service, knows what properties are sold for in your neighborhood, and find a realtor who embraces Technology – tech savvy with many tools and ways to expose your property to the open market local and global.   8. Maximize the light in your home. - After location, every buyer wants light in a home. Take down the drapes, clean the windows, change the lampshades, increase the wattage of your light bulbs, and cut the bushes outside to let light in. Make your home bright and cheery – it will make it Sell.
  9. Half-empty closets - Storage is something every buyer is looking for and can never have enough of. Take half the stuff out of your closets then organize what’s left in there.  Keep all your closets and cabinets clean and tidy.
  10. Pricing your Home - Find out what your home is worth, either hire a licensed appraisal which can be about $500-700 or as your realtor I will prepare you’re free CMA report, Comparison Market Analysis which will give you the information you need to price your home, then reduce 15-20% off the price. You’ll be stampeded by buyers with multiple bids, and they’ll bid up the price over what it’s worth.
